What are your “Non-negotiables”?
Most often, when showing property, our prospects ask for certain things that are “non-negotiable” and they are willing to pay a premium to get what they want. As an example, buying the “top floor”, or the Penthouse as the case may be in the luxury high rises in the communities along the beach, offers exclusivity that cannot be matched. While other buyers are specifically looking for a ground floor; which is more common in low rise buildings. “Low rise” buyers want a front and back door access and the ease of walking straight into a condo. Many ask for an “end-unit” which typically offers the best light, with windows on 3 sides. Once had a buyer ask for the middle unit on a middle floor…She said, “With apartments all around me, I’ll have the lowest electric bill.” So, there you have it, everyone has their reason for wanting a specific floor location. In high rises many consider the 4th – 8th floors to be the best vantage…not too high and not too low…over the tops of the trees with a bird’s eye view!
What is your preference? If you could pick any floor or vantage point? Would it be a Penthouse? No one above you, with wrap around views? Would it be a ground floor, end-unit, with lots of light and the convenience of parking steps from your front door? What premium would you be willing to pay? When shopping for a condo, what value would you place on the location in a building or in a complex?
Maybe your “non-negotiable” is a water view? A gated community? Must be “pet-friendly”? A fitness center? An attached garage?
