Aqualane Shores

Aqualane Shores is situated between the splendor of Port Royal and the ambiance of Old Naples, offering a quiet setting where deep-water canals entice boat owners. Wide and deep coves and passages wind throughout the 300 acres of Aqualane Shores, allowing the residents to take full advantage of prime waterfront living. There are approximately 370 homesites on beautiful tree-lined streets with a variety of home styles, which were originally built in the 60’s and 70’s adding to the character of this area. Many of the older homes have undergone renovation or complete reconstruction in recent years, as the land values have steadily increased. Nearby Third Street is filled with fabulous restaurants and extraordinary shopping opportunities, while the pristine beaches are located within walking and bicycling distance of every residence in the area.

Grey Oaks

Grey Oaks was born out of a love of nature and a commitment to preserve and enhance for future generations. Naples' founding family has created a community like no other at Grey Oaks. You'll feel the difference from the moment you cross the keystone bridge and savor the landscape that carefully blends the best of yesterday and today. You'll see the difference in the collection of luxury residences. You'll feel the difference in the warm hospitality of the Club. You'll know the difference when you call this home.

Grey Oaks is a gated neighborhood, with three 18-hole golf courses. There are also two driving ranges, tennis courts, an aquatic facility and a 62,000 square foot clubhouse that showcases the 18th fairways from two of the courses and the surrounding lakes, fountains, and footbridges. An additional 19,000 square foot clubhouse overlooks the newly opened, Bob Cupp-designed Estuary Course. For those who want to putt like the professionals, there is a very unique 100,000 square foot, 18-hole putting course.

With the dozens of gated major golf communities in the area, Grey Oaks can lay claim to being one of the closest to downtown Naples. It is located off Airport Road near Golden Gate Parkway, convenient to shopping and minutes to the Gulf of Mexico.

Every homesite within the 1,600 acre community has a lake or golf course view, and ranges from a half-acre to well over one acre in size. There are also a variety of condominium and villa housing options available. Prices in this popular community start at just under $1 Million.

The Moorings

The Moorings neighborhood is centrally located, stretching from US 41 to the Gulf of Mexico. Much of the area is waterfront, with boat docks and fabulous views. The streets are lined with ficus, banyan and palm trees, and neatly manicured lawns are in abundance. Architectural styles are dominated by the traditional Florida designs, and many of the older homes have undergone renovation or complete reconstruction in recent years, as the land value has steadily increased.

In 1957, developer and landscape architect Milton Link, with investor Julio Lobo, purchased a 300 acre tract of land from a Collier family subsidiary. Over the next few years, the developers purchased three additional land parcels bringing their total holdings to 960 acres. This area makes up The Moorings as it is known today. Mrs. E. W. Crayton, the original owner of one of the parcels of land, stipulated prior to selling, that any development must be thoroughly planned and approved. The name of the main road was changed from Jasmine Road to Crayton Road. After homesites were made available, Link, with the cooperation of the city, set aside 500 feet on the Gulf of Mexico for a private beachfront park for the exclusive use of Moorings residents. In 1963, The Moorings Country Club was built. The club offers residents a well-appointed clubhouse with excellent dining facilities and an 18-hole executive golf course. Prices in The Moorings start at $600,000 for single family homes and from the $200's for condos.

Olde Naples

Founded in 1886, Olde Naples is a slice of living history. The original town was centered around the now famous Naples Pier which was built in 1888, and subsequently re-built several times due to various natural disasters. Through its incarnations, the Pier has always drawn and continues to attract those fond of good fishing and stunning Gulf of Mexico sunsets. The original settlers recognized the innate values of this area and set about taking full advantage of it and inviting others to do the same.

Millionaires Row was the first line of beachfront homes built back around the turn-of-the-century. This area is the true Olde Naples, however the city has grown beyond this to encompass the region from the Beach Club Hotel & Golf Course, south past the Pier and eastward to Naples Bay. Preserving history is a penultimate goal, yet the conveniences of modern life are here as well.

Points of interest abound including historical sites such as the Pier itself and numerous early buildings and founding homes that have been preserved and are now open to tourists and locals with an interest in origins. Fish, boat, swim, golf, walk, run, bike, think – whatever your pleasure, Olde Naples provides an accommodating venue.

Numerous golf courses are located in the immediate area, including the one at the Naples Beach Hotel & Golf Club. Cambier Park is considered to be one of the top tennis parks in the country. Open areas such as Lowdermilk Park in Coquina Sands offers opportunities to sun bathe or commune with nature. The Naples Players at the Sugden Community Theater and various art galleries create a refined cultural atmosphere.

Take a stroll down any Olde Naples avenue, past majestic Banyan trees, flowering Poinciana trees bursting with color, and swaying Coconut Palms. The homes are an eclectic mix of vintage and contemporary and most everything else in between. Ultimately, your walk will leave you standing on the sparkling, golden sands of the Gulf of Mexico shore. Olde Naples avenues lead directly to the beach!

This designed flow towards the sea is uncanny, and most evenings find residents compelled to walk or bike to the shore for an amazing sunset. Some then head to the south ends of 3rd Street or 5th Avenue to grab a bite at any of the multitude of eateries or perhaps do some shopping at Bayfront or Tin City.

Fine condominiums and boutique hotels line these cosmopolitan strands, providing sophisticated downtown Olde Naples living, while some single family homes are set on deep canals, on the bay or beachfront. Home prices are as varied as the numerous types of residences available. Normally, prices rise with proximity to the beach. Suffice to say, that in the Olde Naples area, there is something for almost anyone’s price range whether in the market for simple, luxurious, house or condo

Park Shore

Park Shore is an elegant community, conveniently located just north of The Moorings and surrounded by pristine beaches and magnificent navigable bodies of water that separate the mainland portion of Park Shore from the Gulf-front community. A meandering design artfully arranges 29 land parcels amidst five beachside parks and four open-space commons. This area of Naples imitates the world-renowned Venice, with its cleverly crafted waterway design. One visit, and you'll think you have been transposed into a European paradise.

There are approximately 550 homesites in Park Shore, world-class highrises along the beach, many boat docks, and superb shopping and dining at nearby Venetian Village to ensure enjoyment of the luxury of Naples and the convenience of Park Shore's location. Highrise living on picturesque Park Shore Beach starts at $750,000.

Pelican Bay

Pelican Bay consists of 2,100 acres at the north end of Naples. It has achieved fame throughout the U.S. as the recipient of numerous environmental, landscaping and architectural awards for outstanding design.

The area includes a mixture of single-family homes, villas and condominiums set among gently winding streets paying particular attention to the preservation of the native environment. Architectural styles in the area are varied between contemporary, Mediterranean and Old Florida, featuring ample use of brick and wood for a natural look.

The Club at Pelican Bay offers beautiful facilities, including 27-holes of golf and exquisite dining. Tennis is available at several locations within the community, with the largest being the Naples Grande Beach Resort.

Boardwalks lead to the Gulf through carefully preserved mangrove forests, where two beachfront restaurants provide the perfect beach setting. With only a few entrances to the area, Pelican Bay offers a very secure environment. Several neighborhoods, such as the very exclusive Bay Colony, have gated entries.

For the ultimate in luxury, Bay Colony has attracted attention from around the U.S. for those desiring the finest of lifestyles. A variety of styles are available in homes, condos, and villas, offering a mixture of views and amenities. With the Bay Colony Beach Club and the Bay Colony Golf Club, a mixture of additional amenities are available for residents, including exclusive dining, tennis, golf, beach access, and boat dock facilities.

Pelican Bay is home to the world-class Naples Grande Beach Resort and Ritz-Carlton, as well as the elegant Philharmonic Center for the Performing Arts and Naples Museum of Art. Also located nearby are The Waterside Shops, where outstanding shopping anchored by Saks Fifth Avenue and charming restaurants can be found. Prices range from under $400,000 to over $15 Million.

Pelican Marsh

Pelican Marsh is surrounded by nature and manicured golf courses, residents experience all the benefits of Florida living. In addition to golf memberships, residents have the opportunity for beach facilities at various secluded shores of the Gulf of Mexico throughout Collier County. Marina memberships may be available at the Pelican Isle Yacht Club, and within Pelican Marsh is the Pelican Marsh Community Center available to all residents. This combination, in addition to its outstanding location, offers homeowners amenities far beyond a typical golf course community. The Bay Colony sister community of Bay Colony Golf Estates offers a "Carolina" style clubhouse and an exclusive membership unmatched in Naples.

Port Royal

Port Royal is premium waterfront community with deep-water yacht basin and no bridges to the Gulf of Mexico and Ten Thousand Islands. Developer John Glen Sample had a penchant for the pirate lifestyle found in Jamaica’s 17th century Port Royal. This led to the naming convention of its streets including Rum Row, Gin Lane, Spyglass Lane and Treasure Lane. Mature palms and lush vegetative growth lend to the charm of this single-family home neighborhood. Exclusive memberships to Private Beach Club on Gulf of Mexico and tennis club may be available. A unique lifestyle awaits a privileged few. One of Naples most esteemed landmarks, Port Royal could be considered one of the world's finest neighborhoods. This exclusive single-family community is home to approximately 560 families. Most residents enjoy breathtaking water views from the comfort of their own backyards. Lush gardens and a large variety of boats and yachts docked on the deep waterways are the perfect setting for a relaxing lifestyle.

Upon acquisition, the developer of Port Royal stated his ambition "to make this the finest place to live in the United States". Now, over half a century later it is universally recognized that Port Royal contains some of the most impressive homes and home-sites in the world. Lush, waterfront beauty is a natural characteristic of this prestigious community. Consisting of 8 miles of meticulous boulevards and navigable channels, nearly all Port Royal homesites and estates are situated on a waterway. The west shore borders the white powdery beaches of the Gulf of Mexico and to the east is the deep, blue water of Naples Bay. Wide and deep coves and passages wind throughout Port Royal, allowing the residents to take full advantage of prime waterfront living. The interestingly shaped, private estate homesites range from a half acre to several acres in size. With building standards even more conservative than those of the city of Naples, the distinction and character of Port Royal will always be protected.

Residents are also eligible for membership in the exclusive Port Royal Club. In character and appointment, the Port Royal Club is comparable to some of the most distinguished private clubs in the United States. Positioned on 425' of pristine beach, the club facilities include superb dining, tennis courts, large heated swimming pool and numerous other luxurious amenities. When you consider that less than 600 homesites are located where nearly 50 percent of the geographical area is covered with water, you can truly appreciate the character and distinction of Port Royal.

Royal Harbor, Oyster Bay & Golden Shores

The Royal Harbor area is comprised of approximately 550 waterfront single-family home sites, with direct access to beautiful Naples Bay, the Inland Waterway and the Gulf of Mexico. Deep-water canals are especially enticing for boating enthusiasts here and in the adjacent areas of Oyster Bay and Golden Shores. Those adjacent communities also include some condominium selections, plus additional single-family opportunities.

The quiet streets of Royal Harbor, Oyster Bay & Golden Shores include a variety of design styles and offer some of the best waterfront values in Naples. A great deal of remodeling has occurred in the past decade as owners modernize some of the older, smaller homes and many beautiful new homes are being constructed.

Although located on the east side of Naples Bay, Royal Harbor is just minutes from the beach, and is located within Naples City limits. The new, outstanding entrance in the Royal Harbor area is flanked on either side by the new Naples Bay Resort offering a personal luxury hotel, spectacular bay vistas and lush tropical landscaping.
